Basement Studio Apartment on Spadina and Willcocks sublet for $1900/mo, all utilities included. Campus is literally just across the street. I am a third-year Physics Specialist taking a gap year and won't be back until Summer or Fall 2026 depending... on circumstances, including when the sublet for this unit expires. That means there will be no opportunity to extend/renew the lease.

The unit is very spacious for one person and adequate for two at more than 400 ft², and includes a foyer/mud room area at the entrance with a shoe rack and space for stowing a bicycle. There is a sensor-activated light at the door for nighttime illumination. *Entrance can only be accessed by going down a flight of stairs.* There is a mailbox next to the flight of stairs which you will share with the landlord. You will let each other know if the other has mail in the mailbox. The unit is in the basement of a house in which the landlord lives. Unit includes a makeshift kitchen area with a sink, induction heat plate, small oven, microwave, fridge, and shelves for storage. Also included are cutlery and pots and pans. I have bought a full-sized 88-key electric piano which I intend to include as furniture in the unit, but let me know if you would like it removed. *The place may look somewhat messy in the photos, but all personal items will be removed and the place will be cleaned up before it is handed over to you.* Also included are a wardrobe, double-sized bed & mattress (bedding optional), large computer desk, office chair, small round table, glass-top coffee table, a spare chair, and a large ~40" TV. If you need it, I can also leave the printer (Epson ET-3850) and paper I bought in the unit, although you will have to guarantee returning it to me in good working condition; same goes for the electric piano, office chair, and bed. The other appliances belong to the landlord and you must also keep them in good working condition. Laundry access is open for one day per week (exact schedule is negotiable with the landlord), and he is not too strict if you forget to do your laundry, as long as you don't block it for his use. There is a door in the back of the unit next to the bed which leads into the boiler room and a flight of stairs going above into the house. This will be your way of going upstairs and using the laundry machine.

The bathroom in the unit is pretty simple and includes a toilet, shower, and sink.

There is a smoke detector and carbon monoxide detector in the unit. YOU MUST NOT TAMPER WITH THEM. If there are any malfunctions/problems, CONTACT THE LANDLORD IMMEDIATELY. Also included is a small fire extinguisher (which hopefully you won't have to use). You should check its pressure every once in a while.

Garbage is collected every week on Monday night. The landlord sets out his bins on the curb and you only need to sort your garbage into the corresponding household waste, recyclables, and organics bins. The collection schedule cycles between household waste and recyclables (so that household waste / recyclables are collected every 2 weeks, and organics are collected every week). In practice, it doesn't really matter when you put your garbage in the bins.

*You are responsible for sweeping leaves in the fall and shoveling snow in the winter on the flight of stairs leading to your unit. The landlord has large brooms and shovels, as well as salt for melting snow which he can provide you with.*

About the landlord:
He is a retired attorney in his 80s and lives with his son in the house above the unit. He is very friendly and welcoming, and you can direct any concerns you have while living in the unit to him. If you are new to Toronto, he is a great source of knowledge as he has lived in the area for decades and is very familiar with the city. He even invited me to his Easter family dinner. Very helpful and chill guy.

About you:
You should be clean, organized, and respectful. Smoking/vaping inside the unit is not acceptable. Pets and animals are negotiable, and you must clean up after yourself.
